What's in this pack
- Step 1 — Send TodayAsk the landlord to agree to the refund by completing a bond refund request with Tenancy Services. The letter sets your response window (7/10/14 days). Send by email and post; keep proof.
- Step 2 — Send if Deductions Are Blamed on "Damage" (or You Still Live There)A 14-day notice to remedy under the Residential Tenancies Act 1986 (s 45) and, where relevant, the Healthy Homes Standards. If deductions are claimed for damage that was really disrepair, this puts the true condition on the record.
- Step 3 — Lodge if They Ignore or RefuseThe Tenancy Tribunal application narrative. Apply at tenancy.govt.nz ($28 fee; jurisdiction up to $100,000). Try the free FastTrack Resolution / mediation step first — and if you succeed at the Tribunal, ask for your $28 fee back.
- Three letters bundled — $49 instead of $57 buying them individually
- Right sequence: demand release, put the property's condition on the record, then the Tribunal narrative
- Your bond is held by Tenancy Services (MBIE) — the letters use the correct release process
- Tenancy Tribunal costs just $28, and free FastTrack mediation can settle it before a hearing
- Phone script for landlord pushback and a deadline calendar
Your tenancy and bond
In New Zealand your bond is held by Tenancy Services (MBIE), not by the landlord. At the end of the tenancy it is refunded when both parties agree, or by the Tenancy Tribunal if disputed.
