What is this right?
Qatar law provides protections for tenants when leases come up for renewal:
- If neither party gives notice to end the lease, it is automatically renewed on the same terms for the same period.
- The landlord must give adequate written notice if they do not want to renew.
- A tenant who has been in the property for a long time may have stronger renewal protections under court interpretation.
- Rent adjustments at renewal are subject to the 10% annual cap.
- The landlord cannot refuse to renew simply to re-rent at a higher price to a new tenant.
When does it apply?
- Your lease is approaching its expiry date and you want to continue renting.
- Your landlord is refusing to renew your lease without valid reason.
- You are unsure whether your lease has been automatically renewed.
What should you do?
- Check the renewal terms in your current contract well before the expiry date.
- If you want to renew, notify your landlord in writing before the lease expires.
- If the landlord refuses to renew without valid grounds, seek advice from the Rental Disputes Committee.
- Negotiate any changes to terms (including rent) in writing before the new lease period begins.
What should you NOT do?
- Do not assume automatic renewal means no changes. Check whether the landlord has given any notice of new terms.
- Do not wait until the last day to discuss renewal. Start the conversation at least 2-3 months before expiry.
- Do not accept a new contract with significantly worse terms without comparing it to your current lease and the law.
