What is this right?

Kuwait tenancy law provides protections when your lease term ends:

  • If neither party gives notice, the lease automatically renews on the same terms for a similar period.
  • To end the lease, the landlord must give 6 months written notice for residential properties.
  • The tenant can also end the lease by giving adequate notice as stated in the contract.
  • During renewal, the same rent and conditions continue unless both parties agree to changes.
  • A landlord who wants to change the terms must negotiate before the renewal date.

When does it apply?

  • Your lease is about to expire and you want to continue living there.
  • Your landlord has not given notice and you are unsure if the lease continues.
  • Your landlord wants to change the lease terms at renewal time.

What should you do?

  • Check your contract for the renewal clause and notice requirements.
  • If you want to stay, continue paying rent on time — the lease renews automatically.
  • If the landlord wants new terms, negotiate in writing before the lease expires.
  • If you disagree with new terms, consult the Rent Disputes Committee.

What should you NOT do?

  • Do not assume the lease has ended just because the date passed — it likely auto-renewed.
  • Do not accept new terms you haven't agreed to — the old terms continue if there is no written agreement.
  • Do not forget to check your notice period if you want to leave.
