Landlords bear responsibility for structural maintenance, while tenants handle day-to-day upkeep:

  • The landlord must deliver the property in a habitable condition and maintain it throughout the lease.
  • Structural repairs — plumbing, electrical, roof, walls, air conditioning systems — are the landlord's responsibility unless the contract says otherwise.
  • The tenant handles minor day-to-day maintenance caused by normal use.
  • If the landlord fails to repair, the tenant can request a court order or, in urgent cases (burst pipe, electrical hazard), make the repair and deduct the cost from rent.
